Evanston sellers got more listings, but buyers still moved fast

By Thurston Gayle
Real estate, Evanston

Nationally, Realtor.com counted price cuts on 20.8% of listings in September 2026, the highest share since October 2022. Evanston did not follow that pattern. The Real Estate Data Aggregator counted 1.9 months of supply in 60201, 2.3 in 60202, and 1.5 in 60203 for the three months ending August 31, 2026. All three are well below the six months that signals a balanced market. For sellers, that means pricing still matters. For buyers, more choice did not erase competition.

Supply crept up, but stayed tight across all three ZIP codes

The Real Estate Data Aggregator counted 96 homes for sale in 60201, up 10.3% from the same three months in 2025. In 60202, 74 homes were for sale, up 2.8%. In 60203, just 10 homes were for sale, down 9.1%. More listings arrived in two of three ZIP codes, yet supply in 60203 actually tightened.

60203 was the tightest pocket

The Real Estate Data Aggregator counted 21 homes sold in 60203, up 50% from the same period in 2025. The median sale price there rose 11.4% to $613,500. Homes sold in a median of 34 days, 7 days shorter than a year before. Supply fell to 1.5 months. More than half of homes, 57.1%, sold above list price, up 28.5 points from a year earlier.

60201: prices up, days down, buyers still competing

The Real Estate Data Aggregator counted 159 homes sold in 60201, down 3% from a year before. The median sale price rose 6.5% to $575,000. Homes sold in a median of 39 days, 8 days shorter than the same period in 2025. The average sale came in at 104.1% of list price, up 2 points. Nearly half of all homes, 49.1%, sold above asking.

60202: the one ZIP where the median price fell

The Real Estate Data Aggregator counted 97 homes sold in 60202, down 14.2% from a year before. The median sale price fell 14% to $400,000. That is the only ZIP code in Evanston where the median dropped. Homes took a median of 44 days to sell, 1 day longer than in 2025. Still, 51.6% of homes sold above list price, and the average sale came in at 103% of asking.

The drop in 60202's median price is worth watching. Fewer homes sold, and the mix of what sold can move a median up or down. The Real Estate Data Aggregator does not break that out further, so the figure alone does not tell you whether individual homes lost value. Pricing carefully still matters here.

In every ZIP code, more than half of homes went under contract within two weeks of listing. That share did slip from a year before: down 2.2 points in 60201, down 8.8 points in 60202, and down 16 points in 60203. Buyers have a little more time than they did in 2025, but not much.

The national picture: rates rose, cuts rose too

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That cost matters. CNBC reported that a monthly payment on a median-priced home with a 30-year fixed mortgage took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Higher rates slow buyers nationally. Evanston's supply numbers suggest local demand held up even so.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Evanston's 60201 was up 6.5% and 60203 was up 11.4% over the same window, both above that national pace. 60202 moved the other way, down 14%.

In short
  1. More listings arrived in Evanston in the three months ending August 31, 2026, but supply stayed well below six months in every ZIP code.
  2. Most homes sold above list price.
  3. Prices rose in 60201 and 60203, and fell in 60202. Nationally, Realtor.com counted price cuts on 20.8% of listings, a four-year high.
  4. Evanston did not follow that trend, but pricing precisely still matters when supply is rising even a little.
