Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Most markets slowed down. Glencoe did not.

The Real Estate Data Aggregator counted 41 homes sold in ZIP 60022 in the three months ending August 31, 2026. That is up 28.1% from the same months in 2025. More buyers competed for each home, and sellers felt it.

Sellers averaged 5.9% above their asking price

The Real Estate Data Aggregator put the average sale-to-list ratio at 105.9% in ZIP 60022. That is up 1.4 points from the same period in 2025. Pricing a home correctly still matters: the homes that earned those terms were priced to match what buyers were willing to pay.

The national picture looked different

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency put U.S. home price growth at 2.6% year over year through July 2026. Glencoe's 23.3% price gain is a very different story from the national average.

CNBC reported that a monthly payment on a median-priced U.S. home took up 33% of a median family's income in 2025, up from 26% in 2022. Glencoe buyers at the $2,100,000 median are working with much larger numbers. A lender conversation before making an offer is not optional.

In short
  1. In the three months ending August 31, 2026, Glencoe's median sale price hit $2,100,000, up 23.3%.
  2. Nearly 7 in 10 homes sold above list.
  3. Half went under contract in two weeks.
  4. Supply sits at 2.5 months.
  5. Rates above 7% did not stop buyers here, but pricing still has to match demand.
  6. One street can read very differently from the ZIP code as a whole.
