Glencoe moved faster even with rates above 7%
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That is the headline most buyers are reading. Here is what the Real Estate Data Aggregator counted in Glencoe for the three months ending August 31, 2026: pending sales rose 62.1%, and more than half of all listings went under contract within two weeks. Rates went up. Glencoe moved faster anyway.
That 62.1% jump in pending sales is the number that changes what a seller should do. It means demand is real, not just talk. Price your home well and prepare it, and you are competing in a market where buyers are still moving.
More than half of homes went under contract in two weeks
The Real Estate Data Aggregator counted that 53.2% of Glencoe homes went under contract within two weeks of listing. That share is up 8.4 points from the same period in 2025. Not every home sold fast, but the majority did. The ones that did were likely priced and prepared for this market.
The Real Estate Data Aggregator shows the median days on market fell to 35 days, which is 9 days shorter than the same three months in 2025. Months of supply dropped to 2.5, down 0.5 months from a year ago. Fewer months of supply means less competition among sellers.
Sellers collected above list price, and the gap widened
The Real Estate Data Aggregator put the average sale-to-list ratio at 105.9% for the three months ending August 31, 2026. That is up 1.4 points from a year ago. Sellers did not just get list price. They got more. And 68.3% of homes sold above list, up 15.2 points from the same period in 2025.
Prices rose sharply, well above the national pace
The Real Estate Data Aggregator counted a median sale price of $2,100,000 in ZIP 60022 for the three months ending August 31, 2026. That is up 23.3% from the same period in 2025. For comparison, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Glencoe ran well ahead of that national figure.
Sales volume rose too, not just prices
The Real Estate Data Aggregator counted 41 homes sold in ZIP 60022 for the three months ending August 31, 2026. That is up 28.1% from the same period in 2025. New listings came in at 47, up 20.5%. More homes came to market, and more sold. That is a healthier balance than a market where only prices move.
Rates are not coming down soon
Realtor.com reported rates crossed 7% in September 2026. CNBC reported that Fannie Mae forecasts a 30-year fixed rate of 7.4% in the fourth quarter of 2026 and 7.5% through 2027. Glencoe moved fast this summer despite that. Still, higher borrowing costs affect what buyers can offer. Pricing well from the start matters more when money is expensive.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Glencoe's sale-to-list ratio of 105.9% sits in a very different place from that national picture. Even so, one street can read differently from the whole ZIP code.
