Glencoe sellers had leverage while many U.S. listings saw price cuts
Nationally, the picture looked soft. Realtor.com reported that 20.8% of U.S. listings carried price cuts in September, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. CNBC reported the average 30-year fixed rate hit 7.49% the week of October 7, 2026. That is the backdrop Glencoe sellers worked against.
Glencoe did not follow that script. The Real Estate Data Aggregator counted 41 homes sold in ZIP 60022 in the three months ending August 31, 2026. The median sale price came in at $2,100,000, up 23.3% from the same months of 2025. Sellers here were not trimming prices. They were collecting more than they asked.
The Real Estate Data Aggregator put the average sale-to-list ratio at 105.9%, up 1.4 points from a year before. That means the typical Glencoe home sold for more than its asking price. That is not a given anywhere, and it was not a given nationally.
Most homes sold above asking
The Real Estate Data Aggregator found that 68.3% of Glencoe homes sold above list price in the three months ending August 31, 2026. That share was up 15.2 points from the same months of 2025. So not only did most homes sell above asking, but more of them did so than a year before.
Homes went fast, and more went pending
The Real Estate Data Aggregator counted 47 pending sales in the three months ending August 31, 2026, up 62.1% from the same months of 2025. More buyers were committing. Speed backed that up: 53.2% of homes went under contract within two weeks of listing, up 8.4 points from a year before.
More listings came to market, and buyers absorbed them
The Real Estate Data Aggregator recorded 47 new listings and 34 homes for sale in Glencoe during the period. New listings were up 20.5% from a year before. Homes for sale rose 9.7%. Even with more supply, months of supply fell to 2.5, down 0.5 months from the same period of 2025. Buyers kept pace with what came on.
What this means if you own in Glencoe
The national data from Realtor.com and CNBC tells a story of rising rates and sellers giving ground. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% year over year through July 2026. Glencoe's 23.3% median price gain in the same window was a different outcome entirely.
That does not mean every home here sold fast or above list. Median days on market was 35. Some homes took longer. Pricing still mattered. The homes that did best were priced to match what buyers could verify, not just what sellers hoped.
- In the three months ending August 31, 2026, Glencoe sellers saw stronger results than the national trend suggested.
- The Real Estate Data Aggregator counted 41 sales at a median of $2,100,000, with 68.3% selling above list and homes going under contract in a median of 35 days.
- One street can read differently from the whole ZIP code, so your home's position depends on its block, its condition and its price.
