Hinsdale prices rose even as more listings came to market

New listings in Hinsdale jumped 31.3% year over year, according to the Real Estate Data Aggregator. More sellers showed up. Prices still rose. That tells you something about how tight this market is.

The Real Estate Data Aggregator put the median sale price in ZIP 60521 at $1,537,500 for the three months ending August 31, 2026. That is up 11% from the same three months in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Hinsdale ran well ahead of that.

The Real Estate Data Aggregator counted only 61 homes for sale during the period, down 9% from a year before. At the same time, Realtor.com reported active listings nationally reached 1.16 million. The national supply grew. Hinsdale's shrank. That gap helps explain why local prices moved up while national price growth stayed modest.

More sellers, but still not enough homes

The Real Estate Data Aggregator counted 84 new listings in the three months ending August 31, 2026, up 31.3% from the year before. Yet inventory still fell. That means homes sold faster than new supply could build up. At 1.9 months of supply, this market sits far below the six months that typically signals a balanced market.

How fast and at what price did homes actually close

The Real Estate Data Aggregator found the median home sat on the market 52 days, unchanged from a year ago. That is steady, not slow. Nearly 27.1% of homes sold above list price, though that share is down 8.1 points from 2025. Sellers still got 97.8% of list price on average, down just 1.7 points from the year before.

About 40.7% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That share is down 6 points from 2025. Not every home sold fast. But four in ten still moved in the first two weeks.

What the national picture adds

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Higher rates slow buyers down in many markets. In Hinsdale, pending sales still rose 14.7% year over year, according to the Real Estate Data Aggregator. Nationally, CNBC reported Zillow found pending home sales were down 8.5% in September year over year. Hinsdale moved the other direction.

Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. That is a national story. The Real Estate Data Aggregator shows Hinsdale's median price went up 11%, not down.

In short

One note for homeowners: property taxes in Hinsdale are a real cost. Never rely on a remembered rate or estimate. Cook County reassesses both townships in 2026, so bills may change. Verify current figures with the county or your tax advisor.
