Hinsdale still has tight supply, even as national listings grow

Nationally, Realtor.com counted 1.16 million active listings in September 2026. Hinsdale is moving in the opposite direction. The Real Estate Data Aggregator counted just 61 homes for sale in ZIP 60521 in the three months ending August 31, 2026, down 9% from the same period a year before. Less supply, more buyer competition. That is the short version.

At 1.9 months of supply, Hinsdale is well below what most economists call a balanced market. The Real Estate Data Aggregator shows that figure dropped another 0.4 months from a year before. Sellers still have leverage here, even as rates climbed above 7% nationally, according to Realtor.com.

The Real Estate Data Aggregator shows the median sale price in Hinsdale reached $1,537,500, up 11% from the same three months in 2025. That is a much faster pace than the national picture. The Federal Housing Finance Agency reported U.S. home prices rose just 2.6% from July 2025 to July 2026.

More new listings came to market, but buyers absorbed them

New listings in 60521 rose 31.3%, according to the Real Estate Data Aggregator. That sounds like relief for buyers. But 86 pending sales in the same period shows demand kept pace. Supply is still tight.

Fewer homes are selling above list, but most still close near it

The Real Estate Data Aggregator shows 27.1% of Hinsdale homes sold above list price in the three months ending August 31, 2026. That is down 8.1 points from a year before. The average sale came in at 97.8% of list, down 1.7 points. Pricing well still matters. Homes that priced right did not sit.

The Real Estate Data Aggregator also shows 40.7% of homes went under contract within two weeks of listing, down 6 points from a year before. Not every home moved fast. But four in ten did. That is still a meaningful share at this price level.

Rates are a real headwind nationally

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, compared with 26% in 2022. That is a real cost increase for buyers. Hinsdale's price gains held anyway, which tells you something about demand here.

Realtor.com also reported that 20.8% of listings nationally took price cuts in September 2026, the highest share since October 2022. That is a national story. The Hinsdale numbers above are a local one. They do not always move together.

In short
  1. For the three months ending August 31, 2026, Hinsdale had 1.9 months of supply, a median sale price of $1,537,500, and 86 pending sales.
  2. Inventory is down, demand is up, and the median price rose 11% from a year before.
