Lakeview inventory fell even as more homes sold

Real estate, Lakeview

The Real Estate Data Aggregator counted 162 homes for sale in Lakeview during the three months ending July 31, 2026. That is down 31.1% from the same period a year before. Fewer homes on the market means less competition among sellers, but also fewer choices for buyers.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Lakeview moved the other way. Supply here is tight.

More homes sold, fewer came to market

The Real Estate Data Aggregator counted 418 homes sold in Lakeview in those three months, up 6.6% year over year. At the same time, new listings fell 7.8% to 376. Demand rose while supply shrank.

Prices rose, and sellers got more than they asked

The Real Estate Data Aggregator put the median sale price in Lakeview at $675,000, up 8.9% from a year before. The average home sold for 105.2% of its list price, up 2.6 points year over year. That means many sellers received offers above asking.

For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Lakeview's 8.9% gain ran well ahead of that national pace.

Homes went fast, and most went under contract quickly

The Real Estate Data Aggregator found a median of 36 days on market, one day shorter than a year before. Nearly 7 in 10 homes, 68.3%, went under contract within two weeks of listing. That share was up 0.3 points year over year.

Rates are a real factor for buyers right now

CNBC reported that the average contract rate for a 30-year fixed mortgage with a conforming loan balance rose to 7.30%. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Higher rates affect what buyers can afford and how quickly they move.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is not what the Real Estate Data Aggregator shows happening in Lakeview, where prices rose and most homes sold above list. The national picture and the local one are telling different stories right now.

In short
  1. In the three months ending July 31, 2026, Lakeview had 162 homes for sale, down 31.1%.
  2. More homes sold, prices rose 8.9%, and nearly two in three homes sold above list price.
  3. Supply sits at 1.2 months.
  4. Buyers have fewer choices.
  5. Sellers face less competition.
