Lakeview prices rose faster than the national market
Lakeview prices moved up fast. The Real Estate Data Aggregator put the median sale price in ZIP 60657 at $705,000 for the three months ending August 31, 2026. That is up 16.7% from the same three months in 2025. The Federal Housing Finance Agency reported U.S. house prices rose only 2.6% over the same stretch. Lakeview ran at more than six times that pace.
For owners, that gap is equity. For buyers, it means national headlines about prices are not telling the Lakeview story. Local comps matter more than broad averages here.
How Lakeview compared with the U.S.
Fewer homes, faster decisions
Supply stayed tight. The Real Estate Data Aggregator counted 175 homes for sale in Lakeview during that period, down 12.5% from a year before. New listings fell too, down 4.7% to 327. With 1.5 months of supply, buyers had little room to wait.
Buyers competed hard
The Real Estate Data Aggregator found that homes sold at an average of 104.5% of list price, up 2.1 points from a year before. More than 6 in 10 homes, 63.1%, sold above list price. That share rose 6.9 points year over year. And 65% of homes went under contract within two weeks of listing.
Fewer sales, not a slower market
The Real Estate Data Aggregator counted 358 homes sold, down 7.7% from a year before. Pending sales came in at 303, down 10.9%. Fewer transactions happened, but not because demand faded. Supply was the limit. The median days on market was 38 days, just one day longer than a year before.
The national backdrop
Nationally, the picture was different. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Lakeview's 16.7% price gain sits against that national backdrop of rising rates and widespread cuts.
CNBC reported that a monthly payment on a 30-year fixed-rate mortgage on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. That context matters for any buyer running the numbers on a Lakeview home today.
