Lakeview prices rose faster than the national pace
The number that matters most for Lakeview owners right now: the Real Estate Data Aggregator counted a median sale price of $705,000 for the three months ending August 31, 2026. That is up 16.7% from the same months of 2025. The Federal Housing Finance Agency put the national year-over-year gain at 2.6% through July 2026. Lakeview ran more than six times that pace. Local comps matter here. Broad headlines do not tell your story.
Fewer homes sold than a year ago. The Real Estate Data Aggregator counted 358 sales in Lakeview, down 7.7% from the same three months of 2025. Pending sales also fell, down 10.9% to 303. Nationally, Zillow reported pending home sales were down 8.5% year over year in September, according to CNBC. So the slowdown in transactions is not just a Lakeview story.
Supply stayed tight. The Real Estate Data Aggregator counted 175 homes for sale, down 12.5% from a year before, and just 1.5 months of supply. New listings fell too, down 4.7% to 327. Less inventory kept upward pressure on prices even as fewer deals closed.
Buyers competed hard for what was available
The Real Estate Data Aggregator found that homes sold at an average of 104.5% of list price, up 2.1 points from a year ago. More than 6 in 10 homes, 63.1%, sold above list price. That share rose 6.9 points year over year. And 65% of homes went under contract within two weeks of listing. These are not signs of a market where buyers had room to wait.
Rates add a real headwind for buyers
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Fannie Mae forecast, as reported by CNBC, puts the average 30-year fixed rate at 7.4% for the fourth quarter of 2026 and 7.5% for all of 2027. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Lakeview did not follow that pattern in the data period, but rates are a real cost for anyone buying here.
