Lakeview stayed tight even with rates at 7.40%
Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is the highest it has been since early 2025, according to Realtor.com. Higher payments did not loosen Lakeview's market. The Real Estate Data Aggregator counted only 1.5 months of supply in ZIP 60657 for the three months ending August 31, 2026. Sellers still held the advantage.
Low supply meant buyers competed. The Real Estate Data Aggregator found that 65% of Lakeview homes went under contract within two weeks of listing. That share was up 0.3 points from the same period in 2025. Speed did not slow down even as borrowing costs climbed.
Prices rose sharply even as fewer homes sold
The Real Estate Data Aggregator put the Lakeview median sale price at $705,000 for the three months ending August 31, 2026. That is up 16.7% from the same three months in 2025. At the same time, the number of homes sold fell 7.7% year over year, to 358. Fewer sales, higher prices. That is what tight supply does.
Most homes sold above asking price
The Real Estate Data Aggregator found that 63.1% of Lakeview homes sold above list price in the three months ending August 31, 2026. That share rose 6.9 points from a year before. The average sale came in at 104.5% of list price, up 2.1 points. Not every home sold fast or over asking. But the typical outcome leaned clearly toward the seller.
Lakeview moved differently from the national picture
Nationally, the story was different. Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally, according to Realtor.com. The Federal Housing Finance Agency put U.S. price growth at 2.6% year over year through July 2026. Lakeview's 16.7% price gain ran well ahead of that national figure.
New listings in Lakeview fell 4.7% year over year, to 327, according to the Real Estate Data Aggregator. Fewer new listings meant fewer choices for buyers even as rates rose. That kept the pressure on.
What this means if you own in Lakeview
Supply at 1.5 months is well below the six months that signals a balanced market. That gap still favors a prepared seller. But 38 median days on market means not every home moved quickly. Pricing and condition still matter. One block can read very differently from the ZIP code as a whole.
