This gap between supply and demand shows up in prices. The Real Estate Data Aggregator put the median sale price in ZIP 60607 at $535,000 for the three months ending July 31, 2026. That is up 14.7% from the same period in 2025. Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July. West Loop ran well ahead of that pace.

Prices rising is one signal. How homes are selling is another. The Real Estate Data Aggregator found that 51.4% of homes in ZIP 60607 sold above list price during those three months. That share jumped 12.9 points from a year ago. The average sale-to-list ratio came in at 101.6%, up 1.2 points year over year. Well-priced listings are drawing offers above asking.

Speed still takes patience

The Real Estate Data Aggregator put the median days on market at 49 days for ZIP 60607 in the three months ending July 31, 2026. That is one day shorter than the same period last year. Fast and slow homes both exist here. The median just tells you where the middle landed.

The Real Estate Data Aggregator also counted 216 new listings in ZIP 60607 during those three months, up 2.9% from a year ago. New supply is coming in, but it is not keeping up with the drop in total available homes. Realtor.com reported that nationally, inventory is still 9.1% below pre-pandemic levels as of September, the narrowest that gap has been.

One number buyers should know

Realtor.com reported the 30-year fixed mortgage rate at 7.28% as of October 1, 2026. That is the highest level in nearly three years. A higher rate changes what a buyer can afford at a given price. Factor it into your numbers before you write an offer.

Realtor.com also reported that 20.8% of listings nationally carried a price cut in September, the highest share in four years. West Loop did not follow that pattern. The sale-to-list ratio here moved up, not down. These are two different stories playing out at the same time.

In short
  1. ZIP 60607 has fewer homes, more pending contracts, a median sale price of $535,000 and more than half of homes selling above list.
  2. The three months ending July 31, 2026 look tighter than the year before, not looser.

One ZIP code is a wide net. A block in the West Loop near the Metra station reads differently from one closer to the United Center. Your specific address, price range and property type will tell a different story than the ZIP code average.
