What rates mean for buyers right now

Realtor.com reported rates crossed 7% for the first time since January 2025. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025. That was 26% in 2022. Affordability is tighter. In Lincoln Park, supply is also tighter. Those two things together mean buyers need to be ready.

New listings in ZIP 60614 rose 10.9% in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That brought 365 new listings to market. More homes are coming in. They are also moving out quickly.

  3. The Real Estate Data Aggregator counted 392 pending sales, a median of 37 days to sell, and 63% of homes under contract within two weeks, all in the three months ending August 31, 2026. Well-priced homes are still finding contracts quickly.
  4. Homes that are not priced well are the ones sitting.
