Lincoln Park is moving faster than the national market
The national picture looks slow right now. Redfin reported that home sellers outnumbered buyers in the U.S. by 62.6% in September. That is the most sellers since March 2020. But that picture does not describe Lincoln Park. The Real Estate Data Aggregator counted only 1.4 months of supply in ZIP 60614 for the three months ending August 31, 2026. That is a tight market, not a slow one.
Low supply alone does not tell the whole story. Speed does. The Real Estate Data Aggregator found that 63% of Lincoln Park homes went under contract within two weeks of listing. That share is up 4.5 points from the same period in 2025. Nationally, Realtor.com reported that 20.8% of listings took price cuts in September, the highest share since October 2022. Lincoln Park is not in that group.
Prices are rising here, not falling
Redfin reported that the median U.S. home-sale price rose only 0.5% year over year, the slowest growth since March. In Lincoln Park, the Real Estate Data Aggregator put the median sale price at $850,000 for the three months ending August 31, 2026. That is up 18.3% from the same period in 2025. Those two numbers are not close.
Buyers are paying over asking
The Real Estate Data Aggregator found that the average sale price in ZIP 60614 came in at 103.8% of list price for the three months ending August 31, 2026. That is up 3.1 points from a year before. More than half of homes, 57.1% of them, sold above list. That share jumped 14.1 points in one year.
That does not mean every home sold fast or over ask. Median days on market was still 37 days. Not every home moved in two weeks. Pricing still matters. A home priced wrong can still sit.
More sellers came to market, and buyers kept up
The Real Estate Data Aggregator counted 365 new listings in ZIP 60614 for the three months ending August 31, 2026, up 10.9% from 2025. More supply arrived. But pending sales rose faster: up 16.3% to 392. Demand absorbed the new listings and then some.
Rates are a real factor, even here
Redfin reported that the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher rates raise monthly costs for buyers. Lincoln Park's market has held up so far, but rates affect what buyers can pay. That is worth keeping in mind when you set a price.
What this means for October 18, 2026
The national slowdown is real. Redfin counted only 928,892 homebuyers in the U.S. in September, the lowest level since 2013. Lincoln Park is not immune to that backdrop. But the Real Estate Data Aggregator's numbers for ZIP 60614 show a market where supply is thin, buyers are active, and prices moved up sharply over the past year.
