Lincoln Park stayed tight even as more sellers cut prices nationally

By Thurston Gayle
Real estate, Lincoln Park

Nationally, Realtor.com reported that 20.8% of listings had price cuts in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally that same month. Lincoln Park moved in the opposite direction. The Real Estate Data Aggregator counted only 192 homes for sale in ZIP 60614 for the three months ending August 31, 2026, down 6.8% from the same period in 2025. Sellers here still need to price carefully. Buyers should expect fewer choices than the broader national market offers.

The Federal Housing Finance Agency reported that U.S. home prices rose just 2.6% from July 2025 to July 2026. Lincoln Park's 18.3% gain ran well ahead of that national figure. The Real Estate Data Aggregator found that 57.1% of homes in ZIP 60614 sold above list price, up 14.1 points from a year before. The average sale-to-list ratio reached 103.8%, also up 3.1 points year over year. That means the typical home sold for more than its asking price. Pricing too high still carries risk, but pricing too low can leave money on the table in a market like this.

What rising rates mean for this market

CNBC reported that the average contract rate for a 30-year fixed mortgage with a conforming balance rose to 7.49% as of the week ending October 7, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. CNBC also reported that refinance applications were 56% lower than the same week one year ago.
