More Glencoe listings did not slow the market much
The Real Estate Data Aggregator counted 57 new listings in ZIP 60022 (Glencoe) in the three months ending July 31, 2026. That is up 39% from the same three months in 2025. More competition is real. But the numbers below show buyers absorbed that supply without missing a beat.
The Real Estate Data Aggregator put the median sale price in Glencoe at $2,145,000, up 41.4% from the same period in 2025. That is a large move. One year's data can shift on a handful of high-priced sales, so treat it as a signal, not a guarantee of direction.
Supply rose, but not enough to tip the balance
Nationally, Realtor.com reported 1.16 million active listings in September 2026. That is a very different picture from Glencoe, where the Real Estate Data Aggregator counted only 38 homes for sale. Three months of supply is still a limited market by most measures.
Buyers moved quickly and paid over asking
The Real Estate Data Aggregator found that 64.1% of Glencoe homes sold above list price. That is nearly two in three. The average sale came in at 106.2% of list. More listings did not push sellers to accept less.
Demand kept pace with the new supply
The Real Estate Data Aggregator counted 44 pending sales, up 22.2% from 2025. That pipeline is larger than the 39 that closed. Demand is not trailing off.
The Real Estate Data Aggregator found that 56.8% of Glencoe homes went under contract within two weeks of listing. That share rose 4 points from 2025. More listings came to market and buyers still moved fast.
The wider rate picture adds some friction
CNBC reported the average contract rate on a 30-year fixed mortgage reached 7.30% as of September 30, 2026. Realtor.com noted rates surged above 7% for the first time since January 2025. Higher rates affect buyers who carry financing. Glencoe's price point means many buyers use jumbo loans, which can carry different terms. Verify current rates with your lender.
Nationally, Realtor.com reported price cuts on 20.8% of listings in September 2026, the highest share since October 2022. That is not what the Glencoe numbers show. The Real Estate Data Aggregator data here points the other way, with a sale-to-list ratio above 100%. The national story and the local story are not the same.
- In the three months ending July 31, 2026, Glencoe saw more listings and more buyers.
- Supply rose 11.8% and new listings rose 39%, yet homes sold faster, above list price, and in larger numbers than a year ago.
- Months of supply held at 3. The market absorbed the extra inventory without giving buyers the upper hand.
