More listings came on, but Hinsdale still stayed tight
More homes came to market in Hinsdale this summer. That gives sellers real competition to watch. But supply is still thin, so overpricing is the fastest way to sit.
These numbers cover the three months ending July 31, 2026, for ZIP code 60521.
The Real Estate Data Aggregator counted 2.4 months of supply in Hinsdale. That is down 0.2 months from a year earlier. Anything under four months generally favors sellers. Hinsdale is still well inside that line.
At the same time, Realtor.com reported 1.16 million active listings nationally as of September 30, 2026. Nationally, buyers have more to look at. In Hinsdale, the Real Estate Data Aggregator counted only 72 homes for sale, down 7.7% from a year ago.
Price held up, but sellers got a little less
The Real Estate Data Aggregator put the median sale price at $1,462,500, up 8.5% from a year earlier. That is a meaningful gain. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Hinsdale ran well ahead of that national pace.
Sellers did give a little ground on terms, though. The Real Estate Data Aggregator shows the average sale came in at 99% of list price, down 0.7 points from a year ago. The share of homes that sold above list fell 2.1 points to 35.9%. Not a collapse, but a real signal.
More than half went under contract within two weeks
The Real Estate Data Aggregator found that 53.7% of Hinsdale homes went under contract within two weeks of listing. That share rose 1.5 points from a year earlier. Well-priced homes are still moving fast.
Median days on market was 45 days, 5 days longer than a year ago. So the market is not slowing sharply. It is just a touch more patient than last summer.
Rates are adding pressure for buyers
CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming loan balance hit 7.30% as of September 30, 2026. Mortgage News Daily put the figure even higher at 7.58% that same day. Realtor.com noted rates topped 7% for the first time since January 2025.
Higher rates raise monthly costs. That can slow some buyers. It has not yet pulled Hinsdale pending sales down. The Real Estate Data Aggregator counted 95 pending sales, up 5.6% from a year ago.
What this means if you own here
More listings came on, and Realtor.com reported 20.8% of listings nationally took price cuts in September. That is the highest share since October 2022. Hinsdale is tighter than the national market, but sellers here still need to price with care.
Supply at 2.4 months is low. Homes sold held steady at 92. The market did not fall apart. It just asked sellers to be a little more precise than last year.
- Hinsdale added listings and still held price gains well above the national rate.
- Supply stayed tight at 2.4 months.
- Sellers face more competition than a year ago, but buyers are still working in a limited market.
- Price it right and most homes are moving.
One note: ZIP code numbers tell the broad story. One street can read very differently from the whole. If your block moved faster or slower, the ZIP code average will not show that.
