More listings came out, but Lincoln Park still stayed tight
More homes came to market in Lincoln Park this summer. That is the good news for buyers. But the Real Estate Data Aggregator counted only 198 homes for sale in ZIP 60614 for the three months ending July 31, 2026, down 13.5% from the same period in 2025. More choice than last year, but not enough to shift leverage much.
Nationally, Realtor.com reported active listings grew to 1.16 million homes for sale year over year. Lincoln Park moved the same direction, with the Real Estate Data Aggregator counting 440 new listings, up 16.1%. But at 1.3 months of supply, the market stayed far tighter than the national picture.
Prices kept climbing even as sales dipped
The Real Estate Data Aggregator put the median sale price in ZIP 60614 at $910,000 for the three months ending July 31, 2026. That is up 21.3% from the same period in 2025. Fewer homes sold, down 4.8%, yet prices moved sharply higher. That gap tells you demand held firm even as volume slipped.
For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Lincoln Park's 21.3% gain ran well ahead of that national figure.
Most homes sold over asking, and faster
The Real Estate Data Aggregator found that 62.9% of Lincoln Park homes sold above list price in the three months ending July 31, 2026. That share was up 16.1 points from the same period in 2025. Nearly two in three homes drew offers above the asking price.
The average sale came in at 105% of list price, up 3.9 points from 2025, according to the Real Estate Data Aggregator. The median days on market was 36 days, 3 days shorter than the same period in 2025. And 60.7% of homes went under contract within two weeks of listing.
One thing buyers should know about rates
Mortgage costs rose sharply heading into fall. CNBC reported the average contract rate on a 30-year fixed mortgage with a conforming balance reached 7.30%. Realtor.com noted rates topped 7% for the first time since January 2025. Higher rates can affect what a buyer qualifies for, which is worth factoring into any offer.
Nationally, Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That pattern has not shown up in Lincoln Park's numbers, where the sale-to-list ratio moved the other way. But it is a reminder that this market and the national market are telling different stories right now.
- Lincoln Park added more listings in the three months ending July 31, 2026, and that gave buyers more to look at.
- But inventory still fell 13.5%, supply held at 1.3 months, and nearly 63% of homes sold above asking.
- More options than last year, but sellers kept the upper hand.
