More listings gave one part of Evanston a little more room, not a reset
These numbers cover the three months ending August 31, 2026. One fact stands out for sellers in ZIP 60201: more homes came on, yet buyers kept moving fast. That means accurate pricing matters more now, not less.
ZIP 60201: More room, but still competitive
The Real Estate Data Aggregator counted 96 homes for sale in ZIP 60201 in the three months ending August 31, 2026. That is up 10.3% from the same months in 2025. New listings rose 5.5%, to 153. More supply is real. But months of supply was still just 1.9, per the Real Estate Data Aggregator. That is not a buyer's market.
The Real Estate Data Aggregator found that 54.4% of homes in ZIP 60201 went under contract within two weeks of listing. That share slipped 2.2 points from a year before. So a few more homes are taking longer. But more than half still moved in two weeks. That is not a slow market.
Homes in ZIP 60201 sold at 104.1% of list price on average, up 2 points from a year before, per the Real Estate Data Aggregator. Nearly half, 49.1%, sold above list. That share edged up 0.9 points. Sellers who priced well still got more than they asked.
The national picture adds context
Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported the average contract rate for a 30-year fixed mortgage rose to 7.49% as of October 7, 2026. Higher rates slow some buyers. That is worth knowing if you are pricing a home now.
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Evanston's 60201 numbers do not show that kind of retreat. But the national trend is a signal: overpriced homes are sitting longer everywhere.
ZIP 60202: Fewer sales, same pace of new listings
ZIP 60202 read differently. The Real Estate Data Aggregator counted 97 homes sold there in the three months ending August 31, 2026, down 14.2% from a year before. The median sale price fell 14%, to $400,000. New listings were unchanged from a year before, at 106.
The share of homes going under contract within two weeks fell 8.8 points in ZIP 60202, to 51%, per the Real Estate Data Aggregator. That is the sharpest drop of any Evanston ZIP code in these numbers. Still, more than half of homes moved quickly. The price drop and the slower pace together say buyers in 60202 have a little more room to think.
Even so, the Real Estate Data Aggregator found that 51.6% of homes in ZIP 60202 sold above list price. The average sale price was 103% of list. Buyers are still competing, just not quite as hard as a year ago.
ZIP 60203: The tightest supply in Evanston
ZIP 60203 had only 10 homes for sale in the three months ending August 31, 2026, down 9.1% from a year before, per the Real Estate Data Aggregator. Months of supply fell to 1.5, the lowest of the three ZIP codes. Homes sold in a median of 34 days, 7 days faster than a year before.
The Real Estate Data Aggregator counted 21 homes sold in ZIP 60203, up 50% from a year before. The median sale price rose 11.4%, to $613,500. The average sale price was 104.3% of list, up 3.3 points. And 57.1% of homes sold above list, up 28.5 points. That is a significant jump. Small sample sizes can move percentages fast in a ZIP code this size, so read those swings with care.

What this means for sellers
More homes are coming on in 60201. That is the ZIP where the story started. Buyers have a little more to look at. But 1.9 months of supply is still tight. Homes priced well are still moving in under 40 days and still getting above list. The risk for sellers is assuming the market forgives a high price. It is not forgiving that yet.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Evanston's 60201 and 60203 both beat that pace. ZIP 60202 went the other way. These three ZIP codes are not the same market, and the numbers prove it.
- ZIP 60201 has more listings and still has competition.
- ZIP 60202 has softer prices and slower absorption.
- ZIP 60203 has the tightest supply and the fastest pace, but it is a small pool of sales.
- One street can read very differently from the ZIP code around it.
