Oak Brook inventory stayed lean while the national market added supply
Nationally, supply is building. Locally, it is not. That gap is the story for Oak Brook right now, as of October 18, 2026.
Realtor.com reported active listings topped 1.16 million homes for sale nationally in September 2026. Oak Brook moved the other way. The Real Estate Data Aggregator counted 41 homes for sale in ZIP 60523 in the three months ending August 31, 2026. That is down 22.6% from the same period a year before.
New listings also fell. The Real Estate Data Aggregator counted 42 new listings in ZIP 60523, down 23.6% year over year. Fewer sellers are coming to market, which keeps the pool of choices small for buyers.
For sellers, lean supply limits direct competition. For buyers, Oak Brook is not seeing the same inventory build the national market is, so waiting may not bring many more choices.
What sold, and how fast
The Real Estate Data Aggregator counted 40 homes sold in ZIP 60523 in the three months ending August 31, 2026. That is down 25.9% from the same period a year before. Fewer sales, but the homes that did sell moved faster.
The Real Estate Data Aggregator put the median days on market at 51 days. That is 20 days shorter than a year before. About 36.6% of homes went under contract within two weeks of listing, up 2.7 points from a year before.
The Real Estate Data Aggregator put the median sale price at $770,000, up 1.7% from the same period a year before. That is a small gain, not a surge. Homes sold at 97.8% of list price on average, unchanged from a year before.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Oak Brook's 1.7% gain is a little below that national pace, though the two measures cover different periods and different geographies.
A national backdrop that is getting harder for buyers
Nationally, buyers are pulling back. Redfin reported an estimated 928,892 homebuyers in the U.S. market in September, the lowest level since 2013. Sellers outnumbered buyers by 62.6%, according to Redfin.
Rates are part of the reason. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Redfin reported the weekly average hit 7.4% on October 8, a three-year high.
Nationally, Realtor.com reported 20.8% of listings took a price cut in September, the highest share since October 2022. Oak Brook is not showing that same pattern in the Real Estate Data Aggregator numbers: 22.5% of homes here sold above list price, up 5.8 points from a year before.
That figure is up 5.8 points from the same period a year before, according to the Real Estate Data Aggregator. Not every home drew a bidding contest. But the direction moved toward sellers, not away.
- Oak Brook had 41 homes for sale and 3.1 months of supply in the three months ending August 31, 2026, both well below year-ago levels.
- The national market added supply; Oak Brook did not.
- Homes that sold here moved 20 days faster than a year before, and the median price edged up 1.7% to $770,000. Pending sales fell 36.9%, so the pace of new deals is slower, even if the homes that closed did so quickly.
One block in Oak Brook can read very differently from the ZIP code as a whole. These numbers cover all of 60523. Your street may be tighter or looser than the overall picture.
