Oak Brook moved faster even with fewer sales

The one fact that changes what a seller should do: 59% of Oak Brook homes went under contract within two weeks of listing. That is up 21.3 points from a year ago, according to the Real Estate Data Aggregator. Price right, and the market can still move quickly.

That speed happened while Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com counted 20.8% of listings with price cuts in September, the highest share since October 2022. Oak Brook did not follow that pattern.

Fewer homes, but the ones that sold moved faster

The Real Estate Data Aggregator counted 41 homes sold in ZIP 60523 in the three months ending July 31, 2026. That is down 18% from the same period in 2025. Inventory also shrank: only 42 homes were for sale, down 17.6% from a year ago.

New listings fell too. The Real Estate Data Aggregator recorded 45 new listings, down 11.8% from a year ago. With supply tight, the homes that did come to market faced real competition.

Not every home sold fast

The median was 51 days on market. That means half of Oak Brook homes took longer. The Real Estate Data Aggregator also shows pending sales fell 36.1% from a year ago, to 39 homes. The market is quicker than last year, but it is not instant for every home.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Oak Brook's median sale price rose 9.8% over the same stretch, according to the Real Estate Data Aggregator. That gap matters for sellers setting a price and for buyers deciding when to move.

What this means for sellers and buyers

For sellers: 36.6% of Oak Brook homes sold above list price, up 14.6 points from a year ago. That is more than one in three. But the other homes did not all move quickly. Pricing still determines which side of that line you land on.

For buyers: Realtor.com put rates above 7% as of September 30, 2026. That is real pressure on a monthly payment. A well-priced Oak Brook home can still go under contract fast, so preparation matters.

In short
  1. The three months ending July 31, 2026 showed Oak Brook moving faster than a year ago, with a higher median price and more homes selling above list.
  2. Fewer homes traded hands, and pending sales fell sharply.
  3. The market rewarded correct pricing and punished overpricing.
  4. One street can read very differently from the ZIP code as a whole.
