Oak Park prices rose faster than the U.S., even with fewer sales

Prices in Oak Park moved up sharply even as fewer homes changed hands. That tells homeowners one thing: less activity did not mean less value.

The Real Estate Data Aggregator counted 148 homes sold in ZIP 60302 for the three months ending August 31, 2026. That is down 7.5% from the same months in 2025. Fewer sales, but the median price still rose 15.7% to $525,000.

Oak Park vs. the national picture

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Oak Park's 15.7% gain ran well ahead of that pace. Oak Park did not follow the slower national trend.

Nationally, Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That put pressure on buyers everywhere. In Oak Park, prices held up anyway.

What the rest of the numbers say

Homes are still selling above asking. The Real Estate Data Aggregator put the average sale-to-list ratio at 103.6% for the three months ending August 31, 2026. That is up 1.8 points from a year earlier.

More than half of homes sold above list price. The Real Estate Data Aggregator counted 53.4% of sales above list in ZIP 60302, up 5.9 points from the same period in 2025.

Supply stayed tight

The Real Estate Data Aggregator counted 88 homes for sale in ZIP 60302 for the period, down 1.1% from a year earlier. New listings fell 10.2%, to 141. With 1.8 months of supply, there was not much for buyers to choose from.

That low supply helps explain why prices rose even as sales fell. Not every home sold fast, though. The median days on market was 43, and the share of homes going under contract within two weeks dropped 8.9 points to 56.6%, according to the Real Estate Data Aggregator.

A note on ZIP 60303

ZIP 60303 covers a small slice of Oak Park. The Real Estate Data Aggregator recorded only 1 home sold there for the three months ending August 31, 2026. One sale cannot tell a price story. The 60302 numbers carry the Oak Park picture here.

A few things to keep in mind

  • Property taxes are a major cost in Oak Park. Cook County reassesses both townships in 2026, so bills may change. Verify current tax figures before making any decision.
  • Oak Park restricts overnight on-street parking. If a home you are considering does not have off-street parking, confirm your options with the village.
  • Homes in Oak Park's historic districts can face review of exterior changes. Confirm any planned changes with the Village of Oak Park before you buy.
  • Flooding and basement seepage vary by block and by house. Review disclosures and get an inspection.
In short
  1. For the three months ending August 31, 2026, Oak Park's median sale price rose 15.7% to $525,000, even as the number of sales fell 7.5%.
  2. The Federal Housing Finance Agency put the national price gain at 2.6% for the same stretch.
  3. Tight supply and strong over-list sales kept prices up.
  4. One street can read differently from the whole ZIP code, though.
