Oak Park still saw bidding pressure even as more U.S. sellers cut prices

Real estate, Oak Park

Nationally, Realtor.com reported that 20.8% of listings carried a price cut in September 2026, the highest share since October 2022. Oak Park moved in a different direction. The Real Estate Data Aggregator counted 149 homes sold across Oak Park in the three months ending August 31, 2026. Of those, 53.4% sold above list price. That gap matters if you are setting a price or making an offer.

The average sale closed at 103.6% of list price, according to the Real Estate Data Aggregator. That figure rose 1.8 points from the same three months in 2025. Sellers here, on average, got more than they asked. Not every home did. But the average moved up, not down.

Why the national picture does not tell the Oak Park story

Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.49% as of October 7, 2026. Higher rates slow buyers down in many markets. Oak Park supply is still tight. The Real Estate Data Aggregator counted only 89 homes for sale across both Oak Park ZIP codes in the period. New listings fell 10.2% from a year earlier in ZIP 60302 alone. Less supply keeps pressure on the homes that do come to market.

Speed: more than half went under contract within two weeks

The Real Estate Data Aggregator found that 56.6% of ZIP 60302 homes went under contract within two weeks of listing. That share fell 8.9 points from a year earlier, so not every home moved fast. The median sat at 43 days on market. Some homes took longer. Price, condition and location on the street still shape each result.

A note on the national backdrop

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month to month, they rose 0.3% in July, seasonally adjusted. Oak Park's 15.7% median price gain in ZIP 60302 ran well ahead of that national figure. One reason is the supply gap shown above.

On jobs, Redfin reported that the U.S. economy added 29,000 jobs in September 2026, with a three-month moving average of 51,000. The national unemployment rate held at 4.2%. A slower job market can cool buyer demand over time. It has not yet shown up in Oak Park's above-list results for this period.

What sellers and buyers should keep in mind

Sellers: the data does not say every home will draw offers above asking. The 43-day median means some homes wait. Pricing at the right number still matters more than assuming the market will carry you.

Buyers: be ready for competition on well-priced homes. An average sale-to-list of 103.6% means offers at list price may not be enough on certain properties. Know your ceiling before you write an offer.

One more note for buyers new to Oak Park from the city: Oak Park restricts overnight on-street parking. If a listing does not include off-street parking, ask about it before you go further. Also, Cook County is set to reassess both townships in 2026, so property tax bills may change. Verify current tax figures directly rather than relying on any estimate.

In short
  1. In the three months ending August 31, 2026, Oak Park's 53.4% above-list rate and 103.6% sale-to-list ratio ran against the national trend of rising price cuts.
  2. Supply stayed tight at 1.8 months.
  3. Not every home sold fast or above asking, but the averages leaned toward sellers.
  4. One street can read very differently from the ZIP code as a whole.
