One part of South Loop is tighter than the other

South Loop is two ZIP codes, not one market. The Real Estate Data Aggregator counted the three months ending August 31, 2026, and the numbers do not move together. Knowing which side you are on changes your leverage.

The Real Estate Data Aggregator put 60605 at 2.3 months of supply. That is lean. Sellers there had fewer homes competing with them. The Real Estate Data Aggregator put 60616 at 3.9 months. That is a more balanced read, closer to a neutral market.

What happened to inventory in each ZIP

The Real Estate Data Aggregator found 60605 inventory fell 33.2% from the same period a year ago. Fewer homes for sale, more buyers chasing them. In 60616, inventory went the other way, up 5.6%. Buyers there had more to choose from.

Prices dipped in both ZIPs

Both ZIP codes saw prices slip a little year over year. That is an honest admission. But the Real Estate Data Aggregator also shows 52% of 60605 homes sold above list price. A dip in the median and a majority of homes closing above list can both be true at once.
