River Forest prices rose even as sales slowed
Fewer homes sold in River Forest this summer. Yet prices still went up. That tells owners something important: price support held even when demand pulled back.
The Real Estate Data Aggregator counted 48 homes sold in ZIP 60305 in the three months ending August 31, 2026. That is down 20% from the same three months in 2025. Yet the median sale price rose 7.1% to $775,000 over the same period. Prices moved up even as volume moved down.
How River Forest compares to the U.S.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. River Forest's 7.1% gain was nearly three times that pace. That gap shows this market is not just riding a national wave.
Rates are making buyers more careful
CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% in the week ending October 7, 2026. That is the highest since January 2025, according to Realtor.com. CNBC also reported mortgage applications to purchase a home were 15% lower than the same week one year ago. Higher rates shrink what buyers can afford. River Forest already carries a high price floor, so this matters more here than in lower-priced markets.
Sellers are still getting their price
The Real Estate Data Aggregator put the average sale-to-list ratio at 100.1% for the three months ending August 31, 2026. That means sellers, on average, got every dollar they asked for. That figure was unchanged from a year before. Nationally, Realtor.com reported 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. River Forest is not following that pattern, at least not yet.
Nearly half of River Forest homes, 47.8%, went under contract within two weeks of listing. That share actually rose 1.8 points from a year before. Well-priced homes are still moving quickly.
Supply stayed tight
The Real Estate Data Aggregator counted 35 homes for sale in ZIP 60305 in the three months ending August 31, 2026. That is down 2.8% from a year before. New listings held steady at 56, unchanged from a year before. With 2.2 months of supply, buyers do not have many choices. That limited supply is part of why prices held up even as sales fell.
What this means if you own in River Forest
Price support held through a slower summer. That is not a guarantee of what comes next. Cook County reassesses both townships in 2026, so property tax bills may change. Verify current tax figures before you plan. If you are thinking about listing, pricing to the 100.1% sale-to-list ratio matters. Homes priced right sold fast. Homes priced wrong sat.
What this means if you are buying in River Forest
River Forest has no real downtown and fewer walk-to amenities than Oak Park. It is a separate village with its own grade schools. It shares Oak Park and River Forest High School with Oak Park. Lots are bigger and the price floor is higher. With rates at 7.49% per CNBC, your budget math needs to be tight before you start. River Forest has very few condos, so most buyers here are shopping for single-family homes at $775,000 or above.
