Streeterville inventory fell as prices and speed improved

The number that matters most right now: the Real Estate Data Aggregator counted 413 homes for sale in Streeterville in the three months ending July 31, 2026. That is down 23.5% from the same months a year ago. Fewer listings mean sellers face less competition. For buyers, the best-fit homes may move before a backup option appears.

Rates are a real headwind. CNBC reported the average 30-year fixed mortgage rate hit 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58%, that same Tuesday. Yet Streeterville sales still moved. The Real Estate Data Aggregator counted 394 homes sold in the three months ending July 31, 2026, up 2.1% from a year before.

The Real Estate Data Aggregator found 21.3% of Streeterville homes sold above list price, up 3.7 points from a year ago. And 33.7% went under contract within two weeks of listing, up 7.2 points. That share rising while rates are high is worth noting.

New listings slipped too

The Real Estate Data Aggregator counted 454 new listings in Streeterville over those three months, down 5.2% from a year before. Fewer sellers entered the market. That helped keep overall inventory low even as pending sales, at 371, dipped 3.6% year over year. Supply fell faster than demand did.

What the national picture adds

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Streeterville's 5.6% median price gain ran ahead of that. Realtor.com noted that nationally, 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Streeterville's tighter inventory may be one reason sellers here have had less need to cut.

In short
  1. In the three months ending July 31, 2026, Streeterville saw inventory fall 23.5%, the median sale price rise 5.6% to $475,000, and the median days on market drop to 57. Rates above 7% are real, but local supply tightened faster than demand did.
  2. One street can read differently from the whole ZIP code.
