Streeterville inventory fell, but prices still moved up
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That is the headline most buyers are watching. But in Streeterville, prices moved up anyway. That tells you something about how tight this market is right now.
The Real Estate Data Aggregator counted a $465,000 median sale price in ZIP 60611 for the three months ending August 31, 2026. That is up 7.5% from the same three months in 2025. Nationally, the Federal Housing Finance Agency put year-over-year U.S. price growth at 2.6% through July 2026. Streeterville ran well ahead of that pace.
Fewer homes for sale, and that matters for pricing
The Real Estate Data Aggregator counted 416 homes for sale in Streeterville during those three months. That is down 17.1% from the same period in 2025. New listings also fell, down 2.9% to 404. Less supply coming in means buyers have fewer options. That tends to hold prices up, and it did here.
Homes sold faster, and more went above list price
The median home sat on the market 61 days, which is 14 days shorter than a year ago, per the Real Estate Data Aggregator. That is a meaningful shift. Sellers are not waiting as long. The share of homes that went under contract within two weeks of listing rose to 27.3%, up 2.6 points from a year earlier. And 20.5% of homes sold above list price, up 3.1 points. The average sale-to-list ratio held at 98%, unchanged from a year ago.
Pending sales dipped. Keep an eye on that.
The Real Estate Data Aggregator counted 330 pending sales, down 10.6% from a year earlier. Fewer homes going under contract now could mean fewer closings ahead. That is the one number worth watching over the next quarter. It does not erase the price gains, but it is an honest signal that higher rates are slowing some decisions.
Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Streeterville did not mirror that trend in this period. But rates above 7% add real cost. CNBC reported that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Buyers here are feeling that math.
- In the three months ending August 31, 2026, Streeterville had fewer homes for sale, faster sales and a higher median price.
- Rates above 7% (Realtor.com) have not stopped price growth here, but pending sales are down 10.6%.
- For owners, tighter supply is working in your favor.
- For buyers, both your payment and your choices deserve a close look before you move.
