Streeterville inventory fell even as mortgage rates moved above 7%

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the headline number most buyers are watching. But in Streeterville, the Real Estate Data Aggregator counted inventory down 17.1% from a year ago, for the three months ending August 31, 2026. Rates went up. Supply went down anyway.

For sellers, that tighter supply means less competition on the page when a buyer searches. For buyers, fewer choices mean being ready before the right unit appears matters more than it did a year ago.

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Streeterville ran well ahead of that pace.

Homes are moving faster, and more are going above list

The Real Estate Data Aggregator put the median days on market at 61 days, which is 14 days shorter than a year ago. That is a real shift. Sellers who price well are not waiting as long. The sale-to-list ratio held at 98%, unchanged from 2025.

The Real Estate Data Aggregator found that 20.5% of Streeterville homes sold above list price, up 3.1 points from a year ago. Nearly 27.3% went under contract within two weeks of listing, up 2.6 points. Not every home sold fast, and not every home cleared list price. But the direction is clear: well-priced units are finding buyers more quickly.

The national picture looks different from Streeterville

Realtor.com reported that 20.8% of listings nationally had a price cut in September 2026, the highest share since October 2022. Active listings nationally topped 1.16 million homes in September 2026, also per Realtor.com. Streeterville is moving in the opposite direction on supply. That gap matters when you are deciding how to price or when to move.

The Real Estate Data Aggregator counted 404 new listings in ZIP 60611 for those three months, down 2.9% from a year ago. Pending sales came in at 330, down 10.6%. Fewer deals are getting started, even as the ones that do are closing faster. That combination is worth watching.
