Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the number Oak Brook sellers are asking about. Here is what actually happened in the three months ending August 31, 2026.

Fewer homes, but buyers still moved on the right ones

The Real Estate Data Aggregator counted only 40 homes sold, down 25.9% from a year before. New listings also dropped 23.6%, to 42. There were fewer choices for buyers, and fewer closings for sellers. That is the honest part of this picture.

Even so, the homes that were priced well did not sit. The Real Estate Data Aggregator found that 36.6% of Oak Brook homes went under contract within two weeks of listing. That share was up 2.7 points from a year ago.

Nearly 1 in 4 Oak Brook homes sold above list price, according to the Real Estate Data Aggregator. That share rose 5.8 points from a year ago. Buyers were willing to compete, but only for the listings they felt were priced right.

What the national picture adds

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is the backdrop for every market right now. Oak Brook sellers who priced ahead of that trend avoided it.

CNBC reported that a monthly payment on a median-priced home took roughly 33% of a median family's income in 2025, up from 26% in 2022. Buyers are carrying more. That makes list price a sharper decision than it was four years ago.

  3. The Real Estate Data Aggregator shows median days on market fell 20 days, and the sale to list ratio held at 97.8%.
  4. The market is thinner, not broken.
