New listings in ZIP 60607 rose 11.8% year over year, according to the Real Estate Data Aggregator. That sounds like relief for buyers. It was not. Homes sold faster than they arrived, and the pool of active listings actually shrank.

Nationally, Realtor.com reported active listings topped 1.16 million, up 5.5% year over year. The West Loop moved the opposite direction. The Real Estate Data Aggregator counted only 148 homes for sale here in the same period, down 9.2% from a year before. More new listings came in, but more buyers took them off the table.

The average sale price came in at 101.5% of list, up 1.3 points year over year. Not every home sold fast

The median days on market was 55 days, according to the Real Estate Data Aggregator. That is 5 days longer than the same period last year. So while competition was real, not every home moved quickly. Pricing and condition still mattered.

Rates made affordability harder nationally

Mortgage rates topped 7% for the first time since January 2025, Realtor.com reported on September 30, 2026. CNBC reported on October 21, 2026 that the average 30-year fixed rate had eased slightly to 7.41%. CNBC also noted that a monthly payment on the median-priced U.S. home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Those national figures help explain why buyers here moved quickly when a well-priced home appeared.

What this means if you own here

New listings rose, but supply still fell. The Real Estate Data Aggregator counted 2.6 months of supply, down 0.6 months from a year before. That did not flood the market with new competition. If you are thinking about listing, the data shows demand absorbed new inventory quickly. If you are buying, inventory is tighter here than the national picture suggests.

In short
  1. The three months ending August 31, 2026 showed West Loop and Near West Side moving against the national trend.
  2. More listings came in, fewer stayed available, prices rose 15.5%, and half of all sales closed above list price.
  3. The market tightened even as it got busier.
