West Loop Gate / Loop moved faster even as prices dipped
The big story for West Loop Gate / Loop is this: homes sold faster, but at a lower price. That split matters whether you are listing or looking.
The Real Estate Data Aggregator put the median sale price in ZIP 60606 at $385,000 for the three months ending July 31, 2026. That is down 6.1% from the same months in 2025. Meanwhile, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. This market moved in the opposite direction from the national trend.
Sales rose even as prices fell. The Real Estate Data Aggregator counted 23 homes sold, up 21.1% from the same period last year. Prices dipped, but buyers showed up. That is not a contradiction. It often means the price drop is what brought them in.
Homes moved much faster
The Real Estate Data Aggregator put the median days on market at 62 days, which is 35 days shorter than the same stretch in 2025. That is a meaningful shift. Roughly 1 in 3 homes, 32.1% by the Real Estate Data Aggregator count, went under contract within two weeks of listing. That share was up 13.6 points from a year before.
Supply tightened, and sellers held close to list price
The Real Estate Data Aggregator counted 24 homes for sale, down 14.3% from a year before. New listings fell 12.1%, to 29. Months of supply came in at 3.2 months, down 1.3 months from last year. Less supply, more sales. That combination kept sellers from having to give much ground on price. The average sale came in at 99.6% of list price, per the Real Estate Data Aggregator, down just 0.4 points from a year before.
What the national picture adds
Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Realtor.com reported active listings nationally topped 1.16 million homes, growing 5.5% year over year. ZIP 60606 went the other way: fewer listings, not more. Realtor.com also reported that 20.8% of listings nationally saw price cuts in September, the highest September share since 2018. In ZIP 60606, sellers averaged 99.6% of list, per the Real Estate Data Aggregator. The local and national stories do not match.
One more national note: Redfin reported mortgage rates sitting above 7% as of late September 2026. That is the backdrop every buyer in this market is working with. It affects what a buyer can carry at any given price.
Pending sales point forward
The Real Estate Data Aggregator counted 28 pending sales for the three months ending July 31, 2026, up 3.7% from a year before. That number suggests demand did not stop when the period closed.
